Why this exists

Every dataset behind this site is public and free. Not one agency joins them. The county has ownership behind one search form, permits behind another, recorded deeds behind a third, and code cases behind a fourth that returns 403 to anything automated. Zillow has ownership and part of the sale history and nothing else.

The join is the product. A permit filed today is still on the page in five years, and the value compounds.

Why this is legitimate

Under Chapter 119 and Article I, Section 24 of the Florida Constitution, agencies generally cannot assert copyright in public records, cannot ask why you want them, and cannot restrict what you do with them afterwards.

What the site publishes is data assembled and presented, not prose rewritten. Google's scaled content abuse policy targets "automated transformations like synonymizing… or other obfuscation techniques". Joining 11 public datasets on a parcel folio is not that, and no article on this site is AI-written.

What it refuses to do

No mugshots. No person search. No arrest records tied to individuals. Calls for service never render against a specific home. The full list, with the reasoning →

How it pays for itself

Advertising — three manual units per page with reserved height, no auto ads. Later, a paid tier for the people who need this daily: realtors, title agents, appraisers, contractors and attorneys. No lead generation, and no data is ever sold.

Corrections

Source data contains errors and they propagate here. Tell us and we will fix it and tell you which agency holds the original so it can be fixed at source. Suppression requests under Fla. Stat. § 119.071(4)(d) are actioned within 48 hours, no questions asked.
