Hillsborough & Pinellas County, Florida

What does the government actually know about this address?

Ownership, sale history, every permit, every recorded deed, mortgage and lien, code enforcement cases, flood and evacuation zones, nearby police calls — and whether the parcel is on an upcoming commission agenda. One page.

Counts read from the ingest log and are dashes until the first run — a figure this site has not fetched yet is shown as absent, never estimated. Source status →

Each of these datasets is public and free. Not one agency joins them.

The county splits it up

Ownership at the property appraiser. Deeds at the clerk. Permits at the city. Code cases in a third portal. Each one is a separate search form, and none of them talk to each other.

We do the join

Every record is matched to a parcel folio through one normalised address, then shown in one order with the dataset and refresh date printed next to it.

It compounds

The clerk keeps about two months of the daily index online. We fetch it every day and keep it. A permit filed today is still on the page in five years.

What is on an address file

Every section renders its own absence — “no code cases on file” is a finding, not a gap.

Hillsborough expanded its evacuation zones. You may be in a different zone than you think.

Address in, zone out — plus what that zone means, whether it changed from the previous map, and your nearest shelter.

A failed fetch renders as Stale, never as silence. Every run writes to the ingest log whether it succeeded or threw.

Addressed by property, never by person

There is no person search, no mugshots, no arrest records and no way to look up an individual. Calls for service are reduced to a block at the moment they are stored, so there is no raw address in the database to render against a home. Every line we draw, and why →
